A musty smell indoors, damp patches near skirting boards or timber that feels soft underfoot can all point to the same hidden problem. Left alone, that damp air can feed mould, timber rot, corrosion, termite activity and poor indoor air quality.

The good news is that most sub-floor mould problems have a clear cause and a practical fix. The right solution is rarely just a surface clean. It is about stopping water getting in, allowing the ground and timber to dry, and maintaining enough airflow to keep dampness from returning.

Why mould grows beneath Australian homes

Many older Australian homes sit on stumps, piers or a raised timber floor with a sub-floor cavity underneath. This area is naturally cooler and darker than the rest of the home. When moisture enters and cannot escape, it creates ideal conditions for mould.

Moisture may come from poor site drainage, stormwater overflowing near the house, leaking plumbing, rising damp, wet soil after rain, or humid outdoor air condensing on cooler surfaces. Find the moisture source before treating mould

Start outside. Check that the ground falls away from the home, rather than directing rainwater towards it. Downpipes should discharge well away from the footings or connect into suitable stormwater drainage. Look for blocked gutters, leaking downpipes, cracked drains and garden beds built up against vents or external walls.

Then inspect the sub-floor safely. Use a torch, wear suitable protective gear and avoid entering a confined space if access is difficult or there is suspected structural damage. Look for puddles, saturated soil, dripping pipes, damaged insulation, wet timber, white salt deposits on masonry and dark or fuzzy growth on bearers and joists.

If you find a leak, arrange repairs first. If water is pooling under the home, a plumber, drainage specialist or building professional may need to assess the cause. In some situations, installing or repairing agricultural drainage, redirecting stormwater or lowering external ground levels is the essential first step.

Once liquid water has been addressed, airflow is the key to drying the sub-floor and keeping it dry. Traditional passive vents can help, but they rely on wind and favourable conditions. They are often blocked by landscaping, too few in number, poorly positioned, or simply unable to move enough air through a large or divided sub-floor.

Mechanical sub-floor ventilation provides a more reliable approach. A fan system extracts damp, stale air from beneath the house and draws replacement air through the cavity. As moisture-laden air is removed, timber and soil can gradually dry. This reduces the conditions mould needs to grow.

Also check bathroom, laundry and kitchen plumbing regularly. A slow leak below a shower, under a sink or near a hot-water system can keep a sub-floor damp for months before it becomes obvious inside.

Signs your sub-floor is drying properly

Drying takes time, especially after prolonged wet weather or years of trapped dampness. The musty odour should begin to reduce, visible condensation should disappear, and timber surfaces should feel dry rather than clammy.
